Morris Property Maintenance
Don't Inherit a £10,000 Damp Problem.
Independent, data-driven Homebuyer Assessment for Cornish properties. Know the true health of the building before you sign the contract.
Flat Rate - £250
Why Standard Home Surveys Fall Short
Standard home surveys often rely on generic checklists. When they find moisture or mould in a Cornish home, they may take a quick surface-meter reading, flag a risk, and write:“High moisture readings detected — recommend specialist damp report.”That protects the surveyor. But it leaves you with uncertainty, stress, and no clear explanation. We go further:Deep Fabris Moisture ScanUsing advanced non-invasive radio frequency scanning to map hidden moisture below the surface of wallThemal Performance MappingDeploying infrared imaging to locate hidden cold bridges, missing insulation and structural anomalies where condensation thrives.Ambient Ventilation AuditTracking relative humidity, temperature differentials and calculation dew points to see if moisture issues are environmental or structural. The 'Inquisitive Eye' checkA targeted visual sweep checking for blocked airbricks, failing gutters, cement renders suffocating solid walls and any other details I feel relevant.
Why Standard Home Surveys Fall Short

We see the hidden problems that standard surveys miss.

Advanced Thermal Mapping:
I locate structural cold bridges and hidden moisture pockets behind plaster without damaging the walls.Note the dark blue area in the corner of this room revealing a cold bridge missed by the human eye - causing a hidden due point and elevated risk of condensation, mould and rot.

Non-Invasive Moisture Scanning:
Deep-signal scanning reads relative moisture levels beneath the surface without marking or piercing the decor.

Relative Humidity & Ventilation Audit:
I assess ambient conditions, dew point and airflow efficiency to determine if moisture issues are structural or environmental.
100% Independent.
I do not sell damp-proofing products, chemical injections, or "systems". I work for you, I am on your side. Yes. I charge a fee but my aim is to provide genuine value for money.

Survey Says Damp? What Buyers of Older Cornish Homes Should Do Next
You have found a property you love, you have paid for a survey, and then the report arrives. In bold red letters, it says: “High moisture readings detected—recommend specialist damp report.”This wording is designed to protect the surveyor, but for a buyer, it often triggers immediate anxiety. You might start wondering if you are about to buy a “money pit” or if you should pull out of the sale entirely. Before you panic, it is important to understand that in older Cornish homes, a damp reading is rarely the final word on the health of a building. Why "Damp Readings" Need Interpretation
An electrical moisture meter is a useful tool for mapping patterns, but a meter reading is a clue, not a court verdict. These devices can be triggered by many things other than a leak, including historical salts in the stone, the type of plaster used, or even foil-backed plasterboard.
In a real house, readings require interpretation alongside other observations such as the wall construction and recent weather exposure. The pattern matters more than one isolated number. Why Older Cornish Homes are Different
Cornwall is home to thousands of older properties built with solid stone or cob walls. Unlike modern cavity-wall houses, these buildings were designed to be "breathable," allowing moisture to move in and out of the fabric.
Over the decades, many have been "suffocated" by modern materials like cement render or gypsum plaster, which trap moisture inside the walls. Combined with our exposed coastal weather and wind-driven rain, this often leads to high moisture readings that a standard survey checklist simply isn't designed to explain. What Buyers Should Check Next
If your survey has flagged a problem, you can start by looking for a few simple clues yourself during a second viewing:
The Outside: Look for blocked gutters, leaking downpipes, or cracked render. If water is hitting the wall in bulk, the inside will naturally be damp.
Ground Levels: Is the garden or pavement outside higher than the floor inside? This is a common cause of moisture bridging in older cottages.
The "Musty" Test: Does the house smell musty, especially in rooms that haven't been heated? This often points to a lack of ventilation rather than a structural failure.Manageable Causes vs. Warning Signs
Many "damp" issues are surprisingly manageable. A room that has been left unheated and unventilated will often show high moisture levels simply because warm, moist air has condensed on cold stone walls. In these cases, the fix is often a balance of heating and improved extraction rather than expensive remedial work.
However, some signs deserve closer investigation before you exchange contracts:Saturated masonry caused by failing high-level render.
Suspended timber floors with no visible air bricks, which can increase the risk of hidden rot.
Evidence that a seller has freshly painted over specific patches, which might be masking a recurring pattern.
How a Homebuyer Assessment Can Help
If you need a clearer view before committing, a Homebuyer Assessment provides a practical second layer of insight alongside your standard survey.
Using infrared imaging to locate hidden cold bridges and deep-signal moisture scanning to map what is happening beneath the surface, we look for the cause of the moisture rather than just flagging its presence. The goal is to provide you with visual evidence and plain-English advice so you can negotiate or plan your move with confidence.Important Note: A Homebuyer Assessment is a non-invasive diagnostic snapshot focused on building health; it does not replace a full RICS structural survey, legal searches, or specialist reports for things like timber, gas, or electrics.Book a Homebuyer Assessment from £250If you are buying an older property in Cornwall and want to turn a vague survey warning into a practical plan, I can help.
